What terms and conditions apply to commercial leases in China?

China Business Ventures Law in Maryland has guidelines that must be followed when businesses enter into commercial leases. The lease must include the length of the lease agreement, the purpose, the amount of rent, the payment terms, who retains certain management and maintenance duties, and the full names and addresses of the parties to the agreement. Under the lease agreement, the tenant must take care of the premises, follow the terms and conditions of the agreement, pay the rent and other fees on time, observe all applicable laws, not use the property for illegal activities, and not damage the property. The tenant is also responsible for any utility bills. In addition, the tenant is also responsible for any renovations, repairs and/or improvements to the property that might be necessary during the life of the lease. The landlord is responsible for the day-to-day maintenance of the property, any taxes, insurance, and utilities, and any necessary repair and maintenance of the property. The landlord also has the right to enter the leased premises for various purposes, including inspections and to make repairs. Both parties should be aware of all local regulations and the terms and conditions of the lease agreement before entering into a commercial lease agreement within the state of Maryland. Violating the lease agreement could result in fines, property damages, or the tenant being evicted.
