What consumer protections are available for rental housing?

Renters in Kansas have certain consumer protections available to them when renting housing. The Kansas Tenant Bill of Rights is the main source of protection for renters. This document states that tenants have the right to a safe and livable property, free of hazards such as fire and lead-based paint, and it includes specific provisions covering all aspects of renting, including deposits, eviction, repairs, and other situations. Renters in Kansas are also protected by the Kansas Landlord Tenant Act, which outlines specific responsibilities and rules between landlords and tenants. It provides tenants the right to quiet enjoyment of their rental property, meaning that they should be able to use the property without interference from the landlord or other tenants. It also prohibits landlords from discriminating against tenants based on race, color, religion, sex, familial status, or national origin. On top of these protections, tenants are also protected against certain types of security deposits and late fees. In Kansas, the amount of security deposits is limited to a maximum of one month’s rent and landlords must return deposits to the tenant within 30 days of the end of the tenancy. Late fees cannot exceed 15% of the rent. Overall, tenants in Kansas are protected from a number of tenant-landlord issues, including discriminatory practices, safety issues, maintenance issues, deposit and fee limitations, and other consumer protection violations.
