What is included in the condo fees I pay?

Condo fees, also known as Hoa (Homeowners Association) fees, are monthly or quarterly payments that condo owners must make in order to fund the maintenance and upkeep of the property. In North Carolina, these fees typically cover exterior building insurance, landscaping, trash collection, pool and other recreational amenities, as well as utilities such as water, sewer, and electricity. Additionally, a portion of the condo fees goes to a reserve fund, which is intended to cover unexpected repairs and maintenance projects. Also included in condo fees are monthly assessments to cover the operating costs of the condo association. This includes administration fees, legal costs, accounting services, and maintenance services such as elevator and air conditioning repair. These fees also typically include amenities like parking and security services. Condo fees are generally set by the condo association, but they can be changed at any time. In order to find out exactly what is included in your condo fees, it is best to look at the HOA agreement that you signed when you purchased your condo. That document will outline all of the services and amenities included in the fee.
