Who is responsible for paying for repairs and maintenance in the condo complex?

In California, the condo law specifies that the unit owners in the condo complex, as a collective, are responsible for all repairs and maintenance. The HOA Board of Directors is also responsible for communicating the repair and maintenance expenses to the individual unit owners in the form of regular assessments. Ultimately, the repair and maintenance expenses are shared by each of the unit owners in the condo complex. While the individual unit owners may not be responsible for the actual repairs and maintenance, they are responsible for maintaining their HOA assessments to cover these expenses as well as for any other expenses covered by the HOA.
