What is Fair Housing Law?
Fair Housing Law is a set of laws in the United States that protect people from discrimination in housing. The law applies to all fifty states and the District of Columbia, and protects individuals from discrimination based on race, color, national origin, religion, sex, familial status, or disability. In the state of Washington, Fair Housing Law is enforced by the Washington State Human Rights Commission through the Office of Civil Rights. Fair Housing Law prohibits landlords, homeowners, real estate agents, mortgage lenders, and other housing providers from discriminating against individuals in the sale or rental of a home, as well as in the terms or conditions of a home. This could include denying access to or delaying the sale or rental of a home, setting different terms or conditions in a contract, steering individuals away from certain neighborhoods or communities, or refusing to make reasonable accommodations in policies or practices. Fair Housing Law also protects those who complain about discrimination, or who assist in an investigation or lawsuit. This includes individuals who provide information to government agencies, attorneys, or private organizations that are working to enforce Fair Housing Law. In Washington, any person who believes their Fair Housing rights have been violated can file a complaint with the Office of Civil Rights. The complaint will be investigated, and if the investigation reveals discrimination, a resolution may be reached that prohibits the discriminatory practices and provides for financial damages or other remedies.
