What does Fair Housing Law protect against?

Fair Housing Law (FHL) in California protects people from discrimination when renting, buying, or securing financing for housing. It is illegal for a landlord, real estate agent, bank, or other housing provider to discriminate against someone based on their race, color, national origin, sex, ancestry, religion, mental or physical disability, marital status, familial status, age, sexual orientation, gender identity, or source of income. Under FHL, it is illegal to deny or limit the availability of housing to someone based on any of these protected categories. It is also illegal to give one group of people different terms and conditions than others, or to advertise housing or discriminate in financing or loan terms for certain people. In addition, FHL protects people from discrimination in the sale or rental of housing. This includes refusing to rent or sell housing, setting different rental terms or policies, providing different services, or implying that a certain type of person is not welcome in an area. FHL also requires landlords to make reasonable accommodations for people with disabilities and offers protections against sexual harassment in housing. It also requires landlords to treat domestic violence and other criminal activities as a form of discrimination, instead of evicting the victim. Finally, FHL gives tenants the right to establish and maintain reasonable “house rules” that are consistent with the tenant’s rights.
