What is the difference between an HOA and a condominium association?
HOA and condo associations are two distinct types of organizations that manage residential properties in California. An HOA, or Homeowners Association, is a nonprofit organization, managed by a volunteer board of directors, that ensures the community follows their covenants, conditions, and restrictions (CC&Rs) and provides certain services such as maintaining common areas, organizing social activities and enforcing regulations. A condominium association, on the other hand, is a private corporation typically created or required by a developer when properties in a development transition to private ownership. It is owned and managed by homeowners, who are typically responsible for shared expenses, keeping the common areas in good condition, and operating the property. The main difference between an HOA and a condominium association is that a condominium association only covers a specific development, whereas an HOA covers an entire neighborhood, meaning it covers more than just a single development. Also, the board of directors in a condominium association typically consists of the homeowners in the complex, whereas the board of directors of an HOA is generally made up of members from the local community. Furthermore, HOAs hold more authority than condominium associations, as they are allowed to enforce more regulations and impose more restrictions. Finally, condominium associations typically have more rigid rules and regulations than HOAs.
