What are my rights and responsibilities as a tenant?

In Ohio, tenants generally have the right to live in a safe, habitable home, to remain in the home until the landlord follows the proper eviction process, and to have repairs made in a timely manner. Tenants in Ohio also have the responsibility to pay rent on time, comply with the terms of the lease, take good care of the property, alert the landlord to any needed repairs, and not disturb the peace of other tenants. Your rights generally extend to situations like getting your security deposit back, being able to sublet or assign your unit if allowed in your lease, having access to the property when necessary, and proper notice from your landlord before they enter the property. You also have the right to have your landlord or property manager properly maintain the rental property. This means they should take care of basic repairs like broken appliances or plumbing, replace or repair a broken or malfunctioning lock, and exterminate pests. Of course, you also have the responsibility to take care of your rental unit. This includes keeping the rental unit clean and free from any damage beyond normal wear and tear, and respecting the rights of other tenants on the property. It’s important for tenants to familiarize themselves with Ohio landlord-tenant law and understand their rights and responsibilities as a tenant. Knowing your rights as a tenant will help ensure that your rental experience is a positive one.
