What are the laws governing rental agreements?

In Pennsylvania, the laws governing rental agreements are set out in the Landlord and Tenant Act. According to this Act, the landlord and tenant must both agree to the terms of the lease agreement in writing in order for the agreement to be valid. The agreement must include the name and address of the landlord, the tenant, and all other occupants living in the property; the length of the lease term; the amount of the rent and when it is due; the location of the property; the rules and regulations of the property; and any other details relevant to the rental agreement. The landlord has the responsibility of making sure that the property is suitable and safe for the tenant to live in. The landlord must make any needed repairs or improvements to the property to keep it up to the standards of safety and health requirements set out by state law. The tenant must pay the rent on time, keep the premises clean and safe, and follow any other rules set out in the lease agreement. Both the landlord and tenant must abide by the Pennsylvania Landlord and Tenant Law, which sets out their rights and responsibilities. If there is a dispute between the two parties, they can turn to the Pennsylvania Landlord and Tenant Law for resolution.
