What is the average length of a lease?
The average length of a lease in Illinois depends on the type of lease being entered into. For residential leases, the most common length of time is one year. For commercial leases, the terms can vary greatly, depending on the agreement between the landlord and tenant. In Illinois, the landlord and tenant may agree to any lease term length that fits their needs, as long as it is not less than seven days. However, the general rule of thumb is that the term should last for a minimum of one year. This length is a commonly accepted period for a lease, and it generally allows both the landlord and tenant to settle into the arrangement and plan for the future. Landlords and tenants may also enter into periodic tenancy leases, which are renewed on a regular basis and can last for as long as the two parties agree. The terms of a periodic tenancy lease can change depending on the landlord and tenant’s agreement. For example, a six-month period might be renewed on a month-to-month basis, while a one-year lease may be renewed on an annual basis. No matter the type of lease, before signing a lease it is important that both the landlord and tenant review the document and understand all of its terms. This will help ensure everyone is on the same page and are aware of their rights and responsibilities.
