What are the legal consequences of not following the terms of a lease?

In New Hampshire, not following the terms of a lease can have serious legal consequences. If a tenant does not pay the rent on time or in full, the landlord can take the tenant to court to recoup the unpaid rent. If the tenant fails to comply with other terms of the lease, such as not maintaining the unit in a safe and habitable condition, the landlord can also take the tenant to court. In addition, if the landlord isn’t given proper notice if the tenant wishes to move out of the rental unit, the tenant could be held liable for any unpaid rent. The landlord can also take the tenant to court to seek an injunction, which would require the tenant to remain in the rental unit and abide by the terms of the lease. The landlord also has the right to file a lawsuit against the tenant for damages. These damages could include any losses the landlord sustained due to the tenant’s breach of the lease, such as unpaid rent or damage to the property. Finally, if the tenant does not follow the terms of the lease, the landlord may have the right to evict the tenant. In such cases, the landlord would need to file an eviction notice and present it to the tenant. If the tenant does not cure the defect or rectify the breach, the landlord could then pursue eviction proceedings in court.
