How much can a landlord raise the rent on a month-to-month lease?

In the state of Hawaii, landlords are allowed to raise the rent on a month-to-month lease. However, how much rent a landlord can increase is regulated by statutes. Generally, the landlord must give a written notice at least 45 days prior to the increased date. The amount of rent increase must be within reasonable limits and cannot increase more than 10% of the original rent. If the landlord fails to comply with the regulations, the tenant can seek remedies from the landlord. The tenant can also choose to terminate the lease and move out within the 45-day notice period. Tenants may also be eligible for a rent rebate if the landlord fails to comply with the law. On the other hand, if the tenant chooses to stay, the tenant must pay the increased rent as per the landlord’s notice. However, the tenant is still free to contest the rent increase and bring it to the local rent board’s attention. If the tenant believes that the rent increase is not reasonable, the tenant can file a complaint at the Hawaii Residential Landlord-Tenant Code. The code requires the rent board to review the increase, taking into account factors such as the rent levels for similar units in the area and the length of the tenancy. The rent board will then decide whether or not to accept the landlord’s rent increase. Overall, landlords in Hawaii are limited in how much rent they can increase on a month-to-month lease. Tenants have the right to contest the rent increase if it is deemed unreasonable.
