What are the landlord’s legal obligations in regards to making repairs to the rental property?
In the District of Columbia, landlords are legally obligated to keep the rental property in a safe, livable condition and make and keep all necessary repairs. This includes ensuring the building is sound and structurally safe, keeping the common areas clean and safe, providing and maintaining all electrical and plumbing systems in working order, and providing and maintaining all appliances and fixtures in working condition. If a tenant reports a needed repair, landlords are required to take appropriate action and make the repair in a reasonable amount of time. Tenants should not be expected to wait long periods of time to have a needed repair made. If a repair is not made in a timely manner, the tenant may be able to take the landlord to court. The landlord must also notify tenants at least 24 hours before entering the rental property for any purpose. If an emergency requires the landlord to enter the property without notice, they must still provide the tenant with 24-hour notice when it is safe to do so. In addition, landlords must maintain all safety and health standards and regulations that are applicable to the rental property and ensure that the tenant has a copy of these regulations. The legal obligations of a landlord are extensive and are regularly enforced by the District of Columbia. If a landlord fails to meet their legally imposed obligations, tenants have the right to seek legal action to obtain a resolution.
