What is zoning?

Zoning is a form of property law that helps cities and towns arrange land for different uses. It is a way for local governments to regulate land use. When cities and towns create zoning laws, they divide the city into different sections based on different types of uses. In Florida, zoning laws are typically used to separate residential areas from commercial areas, to set aside land for parks and other public spaces, and to regulate the size and height of buildings. Zoning laws restrict the ways in which a property can be used; they tell property owners the types of buildings, structures, and activities they are allowed to have on their property. Zoning usually sets out different areas for single-family homes, multi-family homes, industry, and other types of uses. Zoning laws help to promote safety, order, and a sense of community in cities and towns.
