What is a property tax assessment appeal?

A property tax assessment appeal is when a property owner disputes the value of their property as determined by their county tax assessor. This appeal is formally known as a "Notice of Assessment Appeal" and can only be filed within 60 days of the date of the Notice of Assessment. In California, property owners are able to appeal their assessments if they feel that the value of their property has been inaccurately determined and that the assessed value exceeds the actual market value. The appeal must include a written statement from the property owner that explains why the value of their property should be reduced. The property tax appeal is heard by a county board of equalization in which the property owner presents evidence and arguments to explain why the assessment should be reduced. The board of equalization will then decide whether to adjust the assessment or keep it unchanged. If the board of equalization does not reduce the assessment, the property owner may then appeal the decision to the California State Board of Equalization. If the State Board of Equalization still does not reduce the assessment, the property owner can file a lawsuit in superior court. The outcome of a property tax assessment appeal can affect the amount of taxes a property owner must pay. If the appeal is successful, the property owner could receive a reduced assessment and a lower property tax bill.
