What is a homeowners association?

A homeowners association, or HOA, is a legal entity created by a real estate developer or community to maintain common areas, enforce rules and regulations, and manage the operations of a residential community in a certain area. In Michigan, HOAs are typically regulated by the state, though they can also be regulated by county and local government agencies. A HOA is usually formed by the developer of a community, and the rules and regulations of the organization are written into the deed to each home within the community. These rules may cover a wide variety of topics, such as the use of common areas, the care of lawns and other landscaping, and the maintenance of buildings and other structures in the community. The HOA is typically managed by a board of directors, elected from among the members of the community. The board is responsible for making decisions about the rules of the community, collecting dues, and managing the operational budgets. Members of the community are usually required to pay dues, which help cover the costs of maintaining common areas, enforcing rules, and managing the overall operations of the community. All of the money collected from the dues goes back into the community, and is used to maintain the quality of life for all of the members. The purpose of an HOA is to ensure that all of the members of a community have an equal say in the maintenance and quality of life of their neighborhood. By working together, members of the community can ensure that their community remains safe, enjoyable, and well-maintained.
