Are there limits on how much I can increase my condo association dues?

Yes, there are limits on how much you can increase your condo association dues in Virginia. The Virginia Condominium Act sets the following limits on how much a condo association can increase its dues each year. The association is limited to increasing dues up to 5 percent each year, or the rate of inflation, whichever is greater. The condo association may also increase dues beyond the 5 percent limit in certain circumstances, such as when the increase covers specific improvements or repairs. If the condo association wants to increase dues beyond the 5 percent limit for any other reason, the association must notify each unit owner in writing at least 60 days before the proposed increase. In addition, a unit owner must receive a vote of at least two-thirds of the members of the condo association before the increase can occur, and the unit owners can always vote out the proposed increase. The association’s board of directors can also decide to not increase dues at all, or can decide to increase dues by a lower amount than the 5 percent limit. As a unit owner in Virginia, you always have the right to vote on any proposed increases to your condo association dues.
