What is the difference between a commercial real estate broker and a real estate agent?
In the state of California, commercial real estate brokers and real estate agents are two different types of professionals who specialize in the buying, selling and leasing of property. A broker is an individual or a firm that is licensed by the state to act on behalf of a buyer or seller in a real estate transaction. They must have the proper training and education and pass a licensing exam. Brokers are responsible for negotiating the terms of a transaction and managing the legal paperwork involved. A real estate agent, on the other hand, is a licensed professional who has undergone training and has passed a licensing exam. Agents are able to work with buyers and sellers and show them properties, but they are not able to negotiate on behalf of their clients. Agents are responsible for marketing a property and helping a buyer or seller find the best deal. The main difference between commercial real estate brokers and real estate agents is that brokers are licensed to negotiate on behalf of clients, while agents cannot. Because of this, brokers are able to provide more comprehensive services to their clients than an agent. Additionally, brokers have access to more data and resources than an agent, which they can use to help their clients make informed decisions.
