Who is responsible for determining the value of my property?

In the state of Washington, the value of your property when taken through eminent domain proceedings is determined by a panel of three appraisers. The panel of appraisers consists of an appraiser appointed by you, an appraiser appointed by the government taking the property, and an independent third appraiser who together decide on a final value. The decision of the panel of appraisers is legally binding, meaning they must accept the decision of the panel regardless of whether they agree or disagree with the appraised value. The purpose of the panel of appraisers is to ensure that the property owner, who is often not familiar with the market value of the property, is not taken advantage of. The panel of appraisers is tasked with taking the current market value, the scarcity of the property, and a variety of other factors into consideration when determining the value of the property. In Washington, you may also be entitled to compensation for losses beyond the value of the property. These losses can include business losses, moving costs, and other losses. If you feel that your property has been undervalued or that you have incurred losses due to the taking of your property, you can contact a lawyer to discuss whether you are entitled to additional compensation.
