What discrimination is prohibited under the Fair Housing Act?

The Indiana Fair Housing Act (FHA) prohibits discrimination in the sale, rental, and financing of dwellings, and in other housing-related transactions, based on race, color, religion, sex, handicap, familial status, and national origin. The FHA further states that it is illegal to deny housing to a person based on any of the above-mentioned reasons. It is also not permissible to make any statements which indicate that these factors have an effect on the sale or rental of housing. This includes advertising and making statements or representations which might suggest a preference, limitation or discrimination. In terms of discrimination, the FHA also states that it is illegal for landlords to refuse to rent to a tenant or require different terms for a tenant based on any of the above-mentioned reasons. Landlords may not raise rents or provide different levels of services based on any of the protected classes. When it comes to mortgage lending, the FHA also prohibits lenders from engaging in discrimination based on any of the protected classes. This includes aspects such as interest rates, fees, and the terms and conditions of the loan. In addition, the FHA also prohibits discrimination against individuals seeking housing assistance. This includes programs such as Section 8 and other housing assistance programs. Finally, the FHA also prohibits organizations from interfering or denying tenants their rights under the Act. This includes intimidating, coercing, or threatening landlords or tenants based on any of the protected classes.
