Yes, there are limits on the amount of rent a landlord can ask a tenant to pay in California. According to California Leasing Law, a landlord cannot charge a tenant rent that exceeds the fair market value of similar units in the same area. This means that if another rental unit nearby is being offered for a lower rate, the landlord of the units in question could not charge a higher amount for rent than what is being offered at the other property. In addition, California law also states that a landlord cannot charge a tenant more than a 10% increase in rent for each consecutive year of the lease. This applies only if the tenant has stayed in the rental property for more than 12 months and if the landlord has not made substantial changes to the property, such as entirely remodeling one of the rooms. Furthermore, a landlord is allowed to increase the rent only after providing the tenant with 30 days of prior notice. These legal restrictions apply for all rental units, regardless of the type of property or the number of bedrooms or bathrooms available.
