What are the rules regarding repairs and maintenance?
In Tennessee, landlords must keep all rental properties in a suitable condition, as required by the state’s landlord-tenant law. This means that the property must be kept in a safe and habitable condition, which includes following all building and housing codes. When it comes to repairs and maintenance, the landlord has the responsibility to keep the rental property in a safe and clean condition. This includes making all necessary repairs to the property, in addition to performing regular maintenance such as painting, lawn care, and other preventive maintenance. If the landlord fails to make necessary repairs or perform necessary maintenance, the tenant may take legal action to force the landlord to do so. The tenant also has a duty to take care of the rental property. This includes notifying the landlord of any needed repairs or maintenance, refraining from damage to the property, and cleaning the premises in a reasonable manner. In general, the landlord must provide at least a 30-day notice for the tenant to make repairs or perform maintenance. The tenant must provide at least a 14-day notice to the landlord for any repairs or maintenance that needs to be done. Both parties must comply with the agreed-upon repair or maintenance notices. If the landlord does not comply, the tenant may be able to take legal action.
