What is a lease?
A lease is a legal agreement between a tenant and a landlord that gives the tenant the right to occupy the landlord’s property for a fixed period of time. In Oklahoma, the most common type of lease is a residential lease. This type of agreement typically covers things like the length of the lease, the rent amount, and the specific rights and responsibilities of both the tenant and the landlord. Under Oklahoma law, the tenant has certain rights when it comes to leases. Tenants are legally allowed to terminate their lease early if the landlord fails to meet their responsibilities and fails to fix any issues or problems that arise. Tenants also have the right to enjoy the property without interference from the landlord, and to have access to essential services like utilities and maintenance. On the other hand, the landlord is responsible for ensuring the property is habitable and in good condition, adhering to all safety and health regulations, and not discriminating against tenants. Landlords are also responsible for collecting the rent on time, and any late payments are subject to fines. In Oklahoma, a lease agreement must be in writing, and must include certain details such as the names of the landlord and tenant, the duration of the lease, the rent rate, and the security deposit. Both parties must sign the agreement in order for it to be legally binding.
