What are the penalties for not paying my property taxes?

In Arizona, failure to pay property taxes can result in significant penalties. Generally, property tax is due each year on the first day of January. The assessment notice identifies the amount due, which must be paid in full on or before the 5th day of April. If taxes remain unpaid after the 5th of April, penalties will begin to accrue. Late payment penalties are an additional 1.5% for each month or partial month that taxes remain unpaid, beginning on April 6th. After the taxes are 30 days late, an additional penalty of 5% is added to the total amount due. This added penalty may not exceed the total amount of taxes due. In addition, not paying your property taxes may result in the tax lien being placed on the property. Tax liens have priority over other liens recorded and can take precedence over the mortgages and judgments secured on the property. Finally, taxes that remain unpaid for three consecutive years will result in the property being subject to a tax foreclosure sale. Once the property is put up for auction, it is considered delinquent and all unpaid taxes, penalties, and interest from the previous three years are due at the time of the sale. A failure to pay the taxes at the time of a tax foreclosure sale will result in the property being auctioned off to a new owner.
