How can I challenge a property tax assessment?
If you disagree with your property tax assessment in North Carolina, you may challenge it by filing an appeal with your county Board of Equalization and Review. In order to file the appeal, you must first obtain a form from your county assessor or the county’s clerk’s office. After completing the form, you will submit it to your county’s Board of Equalization and Review. When considering appeals, the Board of Equalization and Review will look at all surrounding factors, such as the level of local market value and similar properties that have recently sold. It is important that you provide evidence of the differences in your property’s market value compared to similar ones. You should also provide any evidence of errors on the part of the assessor in the assessment of your property. The Board of Equalization and Review may order a professional appraisal if they deem it necessary. The board may also request additional information from you in order to make a decision. Once the board has heard all of the evidence, they will either agree or reject your appeal. If your appeal is accepted, your property’s assessment will be changed and you will be responsible for any taxes due for the current tax year, plus or minus the difference in the new assessment.
