What is the role of a real estate appraiser?
A real estate appraiser plays an important role in real estate law in California. An appraiser is a professional who assesses the value of a property by analyzing its features and comparing it to recent sales of similar properties. This process is known as appraisal. The appraiser is typically hired by a buyer or seller to determine how much the property is worth. The appraiser looks at the condition of the property, any improvements or renovations made to it, potential violations of any building codes, local market conditions, and any other factors that might affect its value. The appraiser also reviews the sales prices of similar properties in the area to give a general estimate of the fair market value of the home. Once the appraiser has completed the appraisal, they will generate an appraisal report that includes their professional opinion of the fair market value of the property. This opinion will be taken into consideration when determining the final purchase price of the property. Real estate appraisers have a certified and licensed role in real estate law in California. Appraisers must meet certain qualifications to be employed in this role, such as education, experience, and licensing in the state they operate in. These qualifications are set by the National Association of Appraisers and the California Bureau of Real Estate.
