What is a seller’s disclosure statement?

A seller’s disclosure statement is a form that is required to be filled out by the seller of real estate in California. This form provides important information about the condition of the property that is being sold. The document discloses any defects or issues that the seller is aware of and must acknowledge. This includes structural defects, plumbing, electrical, and heating, ventilation and air conditioning issues, roof damage, and any prior flooding. In addition to potential physical issues, the seller also has to disclose information about the title, zoning, and any known encroachments or easements on the property. Lastly, the seller must also disclose any information about environmental hazards or materials that may be present on the property. This document is meant to help the buyer make an informed decision about the purchase of the property, as well as be aware of any potential issues that may arise. The seller must sign the form in order to prove that they have disclosed all of the information listed, and the buyer should carefully read through the document before signing the sales agreement.
